Tree lined boulevards, elegant homes, natural beauty, sparkling lakes and creeks......these features will define the City of Friendswood's newest master-planned community, West Ranch. On behalf of Friendswood Development Company I'd like to share exciting news regarding our newest master-planned community. City officials and business leaders, local real estate agents and potential homebuyers gathered Thursday, April 27, 2006 to help us celebrate our official groundbreaking of West Ranch. In the 1960's Friendswood Development introduced the Houston area to the "master-planned community concept" with Clear Lake City. After more than 40 years of developing Houston, we are thrilled to return to the area with our newest masterpiece, West Ranch. I've shared general information with you over the past months and now I have exciting news regarding our building program! John Hammond, President of Friendswood Development Company, formally announced our building program for Phase I. Three of Houston's most prestigious home builders will join us in creating what will soon be the City of Friendswood's premier place to live, play and learn. Perry Homes and Village Builders will offer elegant designs on home sites averaging 65' X 120'. Perry, Village Builders and Trendmaker Homes will join together on spacious 80' X 120' sites and Trendmaker Homes will be the exclusive builder of our Estate program, with sites averaging 120' X 130'. A limited number of home sites will offer park and creek views. Builders have not yet entered into contractual agreements, therefore, the builder line-up is subject to change. We currently anticipate temporary builder sales trailers opening in mid-late Fall 2006 (probably Oct or after), with model homes opening in early 2007. A recreation center is planned with the development of Phase I, however, exact features have yet to be announced. The community will feature a minimum of one community swimming pool. More than 60 acres of park space and miles of greenbelt trails will tie into the area's natural beauty along Chigger Creek as well as Centennial Park. Friendswood Development Company has donated a 10 acre site to Friendswood I.S.D. to house a proposed elementary school within the community. The district currently owns land adjacent to West Ranch for use as a proposed junior high school site. Bond elections will be held to gain funding for construction of the new schools. A proposed 23 acre Village Center commercial site will offer upscale dining and shopping in a pedestrian friendly setting. The homeowner's association has yet to be formed, therefore, annual homeowner's association dues are unknown at this time. The current tax rate for the community (excluding homestead exemption) is currently: Galveston County $0.61735 Total Tax Rate: $3.67 Tax rates are subject to change without notice.
